Terms and conditions.

The fine print — read this before booking.

Please read these Terms carefully before booking or staying at SHI Phangan Villas. By making a reservation or using our services, you agree to be bound by them.

Reservations and payments

Booking confirmation

A reservation is confirmed on receipt of a 30% deposit of the total booking amount, with the option to pay up to 100% upfront. The balance is due 30 days before arrival. For bookings made less than 30 days before arrival, full payment is required at the time of booking.

Payment methods

Bank transfer for direct bookings. All payments processed in Thai Baht (THB).

Cancellation

Free cancellation up to 30 days before arrival, with a full refund. Cancellations made less than 30 days before arrival are non-refundable.

All cancellations must be made in writing to info@shi.villas.

Force majeure

If circumstances beyond our control disrupt a booking (natural disaster, pandemic restriction, government action), we'll work with you on alternate dates or other arrangements.

Check-in and check-out

Check-in is 15:00–18:00. Check-out is by 11:00. Early check-in and late check-out can often be arranged on request, subject to availability and a possible fee.

House rules

Occupancy

Maximum occupancy per villa is strictly enforced for safety and comfort. Exceeding stated occupancy without prior agreement may result in additional charges or termination of the stay without refund.

Noise

Please respect the peaceful environment of the resort and the comfort of other guests. Excessive noise, especially between 22:00 and 08:00, is not permitted.

Smoking

Smoking is not permitted inside the villas. Designated smoking areas are provided outside. A cleaning fee applies for smoking inside a villa.

Pets

We do not allow pets on the property. Service animals are an exception.

Damage and liability

Guests are responsible for any damage to the villa or resort property caused by them or their visitors during their stay. We reserve the right to charge for any necessary repairs or replacements.

SHI Phangan Villas is not responsible for loss, theft, or damage to personal belongings during a stay. We recommend travel insurance and using the in-room safe.

Privacy

We handle personal information according to our Privacy Policy.

Governing law

These Terms are governed by the laws of Thailand. Any disputes are subject to the exclusive jurisdiction of the courts of Thailand.

Changes

We may update these Terms from time to time. Changes are effective immediately on posting. Please review them periodically.
